We are planning to build a small boutique building on a quiet street in the old district of Sofia – Nadezhda. NIKEA HOUSE has a total built-up area of 2966.78 sq.m., and we will be able to offer our customers 23 apartments to choose from, including two-bedroom and three-bedroom apartments, as well as 25 adjacent parking spaces and garages for their cars. The construction permit is expected in October 2023, with a completion deadline of 24 months. KONE Elevators

For safe and high-quality movement between floors at Nikea House, we selected the KONE elevator system—a company with over 100 years of industry experience and a leader in providing energy-efficient elevators. The elevator in Nikea House is fast and convenient, with a load capacity of up to 800 kg or 10 people, and a speed of 1m/s. The cabin is spacious, luxurious, features LED lighting, and serves all floors—from -1 to the fifth. In case of unforeseen circumstances, emergency power is provided by a built-in battery, reducing overall costs and minimizing environmental impact.

SYNEGO Aluminum Window Frames

For greater comfort and coziness at home, we chose SYNEGO window frames from REHAU with triple glazing and argon gas filling for better energy efficiency. They provide:

  • Up to 45% better thermal insulation compared to standard windows
  • Up to 26 times noise reduction, thanks to the third additional sealing plane, limiting noise to 45 decibels (equivalent to the noise of a lawnmower a few meters away)
  • Additional hydro and vapor tape installed, preventing condensation
  • Optimal closing pressure, protecting against drafts and moisture, even after years of use
  • A perfect surface that stays clean for a long time, thanks to the high-quality finish built into the glazing

Velux Windows

Velux windows, designed for the top-floor apartments, create a unique feeling of cozy and comfortable living spaces. During the day, the bright and dramatic daylight streaming from above transforms the rooms into bright and comfortable spaces, while at night, the skylight windows offer a cozy view straight up to the stars.

Roof Structure Warranty – Up to 10 Years Provided by Us

Purchasing a top-floor apartment is a great choice when executed properly by the investor. For the roof structure of Nikea House, we trusted VAS Engineering, the best in roof and façade construction.
For a reliable and highly durable roof, the following materials were used:

  • Bitumen waterproofing – 2 layers
  • Reinforced cement screed
  • Polyethylene film
  • 12 cm thick XPS thermal insulation
  • Bitumen vapor insulation membrane with aluminum insert
  • Reinforced cement screed for slope
  • 20 cm reinforced concrete roof slab

Smart Control and Video Surveillance

Nikea House is designed to ensure a safe and secure environment from external threats. A video surveillance and access control system is planned for the building’s entrance as well as the underground and above-ground parking spaces and garages, ensuring that only residents and owners have access.

Parking Spaces and Garages

For future apartment owners, covered and open parking spaces and garages are provided for storing their vehicles. For maximum security and protection, we chose sectional garage doors from the HORMANN brand. These doors stand out from standard rolling doors with higher durability, longer lifespan, emergency unlocking, and manual control in case of unforeseen situations or emergencies.
