Description
The architectural design emphasizes rounded and plastic forms for the building's appearance. Two arches are generally used, enclosing the apartment balconies between them. The facade wall of the apartments is generously glazed to enhance residential comfort.
The facade treatment relies on horizontal cornices and elements to visually lower the building. Vertical elements, such as columns, are used to balance the design, separating the sectors of the curves on the facades. At the ends of the buildings, the project includes balconies designed with a corner column.
The aim is to achieve better detail and a classical look.
GARDENIA is a closed-type residential complex located on an area of 6 acres. It consists of three residential buildings with apartments of various sizes and types, two basement levels for convenient parking, and a richly landscaped inner courtyard with relaxation and play areas.
At ground level, the complex has shops and studios situated along the two streets. All commercial and residential units have garages or parking spaces.
The architectural solution includes three independent residential buildings forming a natural inner courtyard between them. Each building consists of a ground floor, five typical residential floors, and two terraced residential floors.
The concept of GARDENIA is designed with a focus on families and people unwilling to compromise on their homes. It is based on several fundamental ideas:

Rich landscaping with a variety of shrubs, broad-leaved, and coniferous vegetation - specially selected to ensure year-round decorative effect

Water Supply: The buildings are designed with a plumbing installation for hot, circulation, and cold water with bottom distribution. The main horizontal branches of the water supply and their deviations to the vertical branches are designed openly under the basement ceiling. Vertical branches will be placed in utility shafts, and floor distribution branches will be embedded in the walls. The building plumbing installation for cold water is designed with polypropylene pipes with a pressure of 16 atm and T up to 25°C. Pipes for hot and circulation water are provided with aluminum foil for pressure of 20 atm and T=70°C.
Sewerage: In the current project, a separate sewage system has been developed, which will collect household-fecal and rainwater from the building. The main horizontal branches and deviations to the vertical branches are designed to be suspended under the basement ceiling with PVC thick-walled pipes Ø200, Ø160, Ø110, and Ø75. Vertical and floor drainage branches are designed with PVC pipes Ø110, Ø75, and Ø50.
3 subscriber stations with distribution of heat supply to each apartment and distribution installation with manifold boxes.
Ventilation - The basement in the building is divided into 5 zones from a fire protection point of view. Independent exhaust ventilation is provided for each of the zones. The suction of exhaust gases from cars is distributed 50% upwards and 50% downwards. The air ducts are made of galvanized sheet metal. Lower suction is mainly provided in the garage cells, and upper suction in the maneuvering halls.
The installation is sized to ensure compliance with the maximum allowable concentrations of harmful gases emitted by cars. The exhaust air is removed through smokestack axial fans for duct installation with inverter motors. The fan control in operational mode will be done through CO2 sensors.
