New Residential Project Launched in Varna – Tsveten District

The team behind the iconic Hotel “Cherno More” – Varna is launching a new investment project in the Tsveten district, one of the city’s most desirable residential areas.

The project involves the construction of a modern mixed-use residential building, developed by the Vamos team, led by architect Deyan Dechev, commissioned by the investor and based on a planning permit issued by the Chief Architect of Varna’s “Primorski” district on May 19, 2025.

The building is located within a regulated plot of 1,065 sq.m, bordered by Rosa Street to the east and offering direct access to Vasil Levski Blvd. The architectural solution fully complies with the site’s natural slope and the conditions defined in the building permit.

Architectural Concept

The building is freestanding, consisting of four above-ground levels and one underground floor.

The functional layout includes

A ground floor with a retail unit and a residential lobby;

Three residential floors with a total of 24 apartments – one-, two-, and three-bedroom units;

An underground and semi-underground parking area providing 32 parking spaces and 23 storage rooms.

The design ensures full accessibility, including an elevator serving all levels, in compliance with current regulations.

Structural and Façade Design

The structure is monolithic reinforced concrete with flat slabs.
The façade is designed as an energy-efficient system with thermal insulation, non-combustible stone wool bands, and decorative mineral plaster. The project also features flat “warm” roofs, landscaped areas, and high-quality finishes and materials.

This new development in the Tsveten district embodies a contemporary urban character, combining functionality and attention to detail. It is expected to enhance the neighborhood’s appearance and offer future residents a modern, comfortable, and accessible home in Varna.
