Description
The construction is reinforced concrete monolithic with slab floors (with beams around the perimeter) with a thickness of 20 (25) cm. The external and internal partition walls are made of ceramic bricks with a thickness of 25 cm and 12 cm, with a high degree of sound and thermal insulation. The windows are PVC, five-chamber with triple glazing. Combined facade of granite, HPL, and facade plaster.
A branched building plumbing installation with bottom distribution is planned to be executed in the basement at an elevation of -3.15. The installation includes a main horizontal water supply network (HWM), vertical water supply branches (VWB), and floor distribution installation. The main horizontal water supply network and vertical branches for cold water will be executed using pipes and fittings from a polypropylene PPR PN10 system.
The main horizontal water supply network and vertical branches for hot and circulation water will be executed using pipes and fittings from a polypropylene PPR Stabi PN20 system. Floor distribution installations for cold and hot water will be implemented using pipes and fittings from a PeX system with press fittings.
The building is supplied with district heating from a CHP (Combined Heat and Power) plant. The heat carrier is provided by a subscriber station. For heating the residential part of the building, the installation of a water heating system with a temperature of the heat carrier set at 60-40 degrees Celsius is planned. Each apartment is equipped with a manifold panel located in common areas in the corridor, where individual heat meters with remote reading are installed. All heating elements are radiators and convectors, equipped with thermostatic valves on the supply line and lockshield valves on the return line.
A suction ventilation system is designed, consisting of a duct network of metal spiral ducts, domestic fans with an automatic louvered grille for each room, which operate independently of the lighting. The exhausted air will be expelled through ventilation caps on the roof.
For sanitary facilities, an exhaust ventilation system is designed, consisting of axial fans, moisture-resistant. Ventilation for kitchen exhaust hoods is provided in the respective shaft for each kitchen box.
For air conditioning the residential part of the building, preparation and installation of a copper pipe distribution system for air conditioners are planned.

The inner courtyard features a rich assortment of plants and trees, and living hedges create secluded corners.
The green areas are tailored to the area’s climate conditions and exposure. They consist of decorative woody plants, shrubs, living hedges, and climbing species. The internal pedestrian and car alleys are separated by low shrub beds and decorative accents. Along the adjacent street, broadleaf trees are planted to improve the overall microclimate.
LIGHT
Allegra Apartments features a high level of facade openness, French windows, and balconies with glass parapets and galvanized steel according to the design. The building enjoys a favorable orientation that provides all-day soft warmth from the sun’s rays.
STYLE
The external architecture of Allegra Apartments is characterized by a clean and refined style. The layout of the residences and their internal distribution are designed to meet the need for more space. The facade is adorned with natural colors and materials, granite cladding, HPL, and facade plaster.
COMMON AREAS
The staircases, floor landings, and lobbies are covered with granite tiles and natural finishes. The walls and ceilings are plastered, spackled, and painted with latex. On the staircase landings, there is a parapet as an architectural detail and staircase lighting as per the architectural design. A high-tech elevator from a renowned manufacturer, meeting European standards, is installed. Mailboxes are provided for each apartment. The entrance doors to the lobbies are equipped with an electric lock and connected to the intercom system.
APARTMENTS
The apartment floors are covered with screed. Soundproofing is provided for the living and sleeping areas. The walls and ceilings are finished with machine-applied gypsum plaster. Electrical wiring has been installed according to the project, up to the sockets and lamp outlets, and switches and sockets have been installed. There is an installation for internet and television. Air conditioning units are provided only for the living rooms of individual apartments, with the supply and choice being the responsibility of the owner.
VERTICAL PLANNING AND EXTERIOR DECORATIVE SURFACES
The selected plant species are tailored to the ecological conditions of the area and the site’s exposure. They include species with interesting foliage or a distinctive habitus, in combination with “clean” textured species to achieve a balanced landscaping effect.
For visual separation from adjacent areas, vertical greening (partially) along fences is proposed, with different species alternating. For all pedestrian areas, a “hard” surface of concrete slabs is preferred. Rubber flooring is provided in the relaxation zone.
